Resident Score
Resident Score is a type of credit score built specifically for the tenant screening industry. The Resident Score provides a better estimation of risk to future rental property income than a typical credit score. It has a 350-850 scale and uses the following factors in its calculation:
- Payment history
- Credit utilization
- Credit history
- Credit availability
- Inquiries
TransUnion ResidentScreening uses its own proprietary, rental industry-specific statistical model called a ResidentScore. The ResidentScore does NOT include FICO in its calculations. They are two different types of credit scores. FICO was built to predict the likelihood of an applicant defaulting on a loan where the ResidentScore was built specifically for tenant screening to provide a better estimation of risk.
Unfortunately, a Resident Score cannot be disputed as they are calculated based on information in a consumer's credit report received by us directly from TransUnion. However, any inaccurate credit data/information from lenders or data furnishers can be disputed.
